• The person in whose name the property is reserved will be held responsible for all occupants complying with rental policies, procedures and restrictions. Aside from normal wear and tear, the responsible party will be responsible to pay for any damages to the property or its contents during your vacation residency. The responsible party must be at least 25 years of age, and is required to stay in the property for the time reserved.  There will be no refunds for early departures.
  • All properties are set up for light housekeeping including linens and towels. We provide a starter set of toilet tissue, bath soap, dish soap, laundry soap, single-use bathing amenities, and trash bags. The starter set is enough for one night, or perhaps two, but if you are staying for an extended length of time, you should plan to acquire some supplies from home or plan to purchase these items when you arrive.
  • Non-aggressive dogs are allowed when disclosed and  non-refundable pet fee ($75) is paid.  Non-disclosure of a pet can result in fines of $300.
  • In order to receive a refund of your advance deposit/payment, you must contact us in writing (email address: natalie@floundermountain.com) 30 days prior to your arrival. A service fee is deducted from all refunds ($50). There are NO refunds on cancellations within the 30 day period prior to your arrival date. Security deposit, if applicable, will be refunded within 3 to 5 business days after checkout if unit has not been damaged.
  • Tenant agrees to indemnify and hold harmless Flounder Mountain from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guests) due to any cause, unless caused by a negligent or willful act, or the failure of to comply with the Vacation Rental Act. Tenant
    agrees the Owner, or their respective representatives, may enter the premises during reasonable hours to inspect the premises, to make such repairs, alteration or improvements thereto as Owner may deem appropriate, or to show the premises to prospective purchasers or tenants. Tenant shall not assign reservation agreement or sublet the premises in whole or in part.
  •  The current state and occupancy tax for the property is calculated at 11% as dictated by state and local officials.
  • All homes are non-smoking. If evidence of smoking is found inside the home after checkout, you will be charged a $300 smoke removal fee.
  • There are quiet hours observed in the property’s community (10:00pm – 8:00am).
  • When pool/hot tub/clubhouse workout facility is available, no children are allowed in those areas without an adult in attendance. 
  • The neighborhood community garden is private property.
  • Please be mindful if the community clubhouse has been rented for a private event.
  • Absolutely no unbagged items are to be placed in the trash bin located outside.  This includes trash inside grocery store bags.  All trash should be placed in trash bags and deposited in the outside bin. If the trash bin is full, please leave extra tied trash bags inside the home.  Our trash service will not take unbagged (or grocery store bagged) items. Extra trash bags will be provided.  Before your Sunday departure on Monday stay over, please roll trash bin to end of driveway.  The trash service comes early Monday mornings.
